Scope of Works




  • Ceramic floor tiles to amenities (allow $30.00 sq.m. for supply only) including area 1200mm wide in front of sink and entry door.
  • Grey colour floor sealant to warehouse floor area, including area under office Mezzanine.
  • Commercial grade carpet to office Mezzanine floor (allow $35.00 sq.m. for supply and lay).

Internal Walls

  • Perimeter stud wall to office Mezzanine floor, painted finish, as per plan.
  • Plaster lining over concrete wall to office Mezzanine floor and stair well, painted finish.
  • Timber stud wall framing to amenity core, painted finish, as per plan.


  • Mineral fibre acoustic tile in a two way suspended grid to office Mezzanine floor level and to the underside of office Mezzanine floor.

Hydraulics Services and Fittings

Sanitary services as indicated on plan with all required wastes, vents, hot and cold water including

  • Sewer connection and reticulation.
  • Cold water and domestic hot water connections.
  • Laminated cabinets to kitchenette.
  • 900 long single bowl stainless steel sink with fittings.
  • Caroma or similar dual flush toilet suites.
  • Polymarble shower base, glass shower screen with fittings.
  • Ceramic wall basins with fittings.
  • Ceramic wall hung hand basin to disabled toilets with fittings
  • Wall mounted mirror above all hand basins.
  • Water efficient fittings and fixtures.
  • Coat hooks/door stops to toilet cubicles.
  • Paper towel dispenser to toilet cubicles.
  • Provision made for grease interceptor trap, size to suit tenants requirements.
  • Provision made for gas form high pressure main from Industry Drive.


  • Type “A” – Selected finish aluminium framed glazed doors with keyed lock.
  • Type “B” – Flush panel doors in selected paint finish to amenities and service cupboards, as per plan
  • Type “C” – Metal clad exit doors with keyed lock in selected paint finish to BCA requirements.
