Scope of Works


Footing and Slabs

  • Reinforced concrete footings to geotechnical report and engineer’s details.
  • 150mm thick (32 MPA) reinforced concrete slab poured over polythene waterproof membrane and sand levelling bed to engineer’s details.


Roof and Roof Framing

  • .48 mm zincalum Trimdek Hi-Ten or similar approved roof decking.
  • Double sided fire retardant, aluminium foil insulation to underside of roofing.
  • 50mm thick R2.5 blanket insulation to entire roof area.
  • Box gutters, sumps and down pipes connected to underground storm water drains.
  • 7,500mm min. clear springing height, steel purlins in accordance with AS 1562 to warehouse.

Office Mezzanine Floor

  • Polished timber stairs with stainless steel handrails.
  • Pre-fabricated open web floor joists to manufacturer specifications lined with 22mm structural flooring.


Warehouse / Office
External Walls and Windows

  • External walls with selected applied colour finish.
  • Aluminium framed fixed clear and energy efficient solar glass to comply with AS 1288, as per plan.
  • Plaster reveal windows to office Mezzanine level over looking warehouse, as per plan.
  • Exit doors to BCA requirements.
  • Motorised panel lift doors 4.0 meters wide by 5.0 meters high..
  • Entrance canopy with pre-finished selected colour fascia.
